Room layout:
The basement houses the smart gas condensing boiler from Viessmann from 2019 with hot water tank and circulation pump, a BWT water softening system with two cylinders for soft water 24 hours a day, a washing machine connection, gas connection and drinking water meter, the sprinkler water meter is located in the kitchen.
The house has a full basement, the dry cellar has three rooms.

*Modernization measures:
The property was extensively refurbished between 2019 and 2023.
All radiators were replaced by high-quality and efficient elements from Arbonia, pipes for heating, gas, electricity, water and sewage as well as the electrical distribution box were renewed, all floorboards were sanded and the bathroom was completely renewed - all elements here are from Villeroy and Boch.
The plastic windows on the second floor were replaced with high-quality triple glazing in 2022, while windows with double glazing were installed on the first floor. The security glass in the windows and patio door on the first floor and the electric shutters on the patio door ensure a high level of burglary protection.
The neighboring walls of the living rooms have been soundproofed.

The facade of the house was renovated in 2020, in the same year the car parking space in front of the house was newly paved and an adjoining area for paper garbage cans, residual waste etc. was built in practical proximity to the street. The large (covered) terrace was renovated in 2023.
The idyllic garden is equipped with a smart-controlled sprinkler system.
